Suffolk has a distinctive commercial character. The port of Felixstowe brings a concentration of logistics, freight and shipping businesses unlike anywhere else in the UK. Ipswich has a growing professional services sector alongside its longer-established financial and public sector base. Bury St Edmunds has a thriving business community of its own. And across the county there are businesses of every kind – from engineering firms and charities to schools, healthcare providers and technology companies.
We’ve worked across all of these. That breadth of experience across Suffolk means we understand the variety of buildings, budgets and briefs that the county produces. Period buildings in market towns, modern business parks on the edge of Ipswich, converted industrial units near the port, rural office spaces that need as much practical thought as creative input.

Recent Suffolk projects
KWL Logistics are a well-established transport and logistics business based minutes from the Port of Felixstowe. Their move into a new office was a chance to reset – a tired, outdated space that needed to feel brighter, sharper and more in tune with a modern logistics operation.
Chloe led the project with Lisa coordinating on site. Works across both floors included partitioning to create a private boardroom, full office furniture installation, breakout seating areas, artificial planting, updated layouts for flow and collaboration, new flooring, decoration and electrical and data works throughout. A bespoke full-wall boardroom graphic – using Managing Director Jason Flower’s own drone photograph of the Port of Felixstowe – became the standout feature.

Full case study: KWL Logistics, Felixstowe
MCP’s offices occupy a former chapel in Felixstowe – a beautiful building with original features that required careful handling. The project was a complete refurbishment: full power and data replacement with 53 new floor boxes across two floors, new flooring throughout with acoustic-backed tiles, new lighting including LED strip lighting inside the dome, internal decoration with feature and ornate panels, new furniture and screens, bespoke fitted pieces, real plants, new blinds with curved rails to match the natural shape of the rooms, and restoration of the existing boardroom seating.
Completed in seven weeks. Steve Lamb, General Manager, put it simply:
“Just a very quick but mahoosive thank-you to all the trades who have pulled together to deliver a simply fantastic office space. To Lisa and Chloe, it’s been emotional but very rewarding. Chapeau to all at Source One for making the magic happen.”
Full case study: MCP
Pitkin and Ruddock built their new flagship headquarters – the Bob Ruddock Centre – as a live demonstration of advanced HVAC technology developed in partnership with Panasonic. It houses technical sales, engineering, senior management, a service centre and a dedicated training academy. Source One were involved from the design phase, working alongside the architect.
Our role was to ensure the interior matched the ambition of the building. Partitions were colour-matched to the exterior steelwork. The flooring specification moved from standard tiles to plank-format laid in a dynamic configuration – more distinctive at the same cost. The reception was designed to create presence from the moment you enter. Bespoke joinery, desk screens, seating, storage and window blinds throughout.

Freightliner needed a refresh of their workspace – toilets, kitchen and office area – while remaining fully operational throughout. We scheduled flooring works over a weekend and provided additional labour to move furniture around the team as they worked.
New toilet cubicles and sanitaryware, hygienic wall cladding, safety flooring, new kitchen with extended worktops and units, new carpet tiles, updated blinds and a repaint throughout. A straightforward project managed carefully around a live operation.

What we deliver in Suffolk
Office fit-out – Taking a new or empty space and building it out properly. Space planning, partitions, flooring, ceilings, lighting, power and data, furniture, kitchens – the whole project managed as one.
Office refurbishment – Improving an existing space that isn’t working as well as it should. Layout changes, updated finishes, new partitions, furniture replacement, acoustic improvements.
Partitioning and glazing – Creating meeting rooms, quiet zones and defined work areas without structural building work. Glazed wall systems, bi-fold partitions, screens and pods.
Acoustic improvements – Reducing noise in open-plan offices, call centres, meeting rooms and mixed-use spaces. We test the space first so we recommend what’s actually needed, not what’s easiest to sell.
Office furniture – Desking, seating, storage, meeting room and breakout furniture. Sourced and specified to suit the space and the budget, not pushed off a standard list.
Office dilapidations – End of lease repairs and reinstatement work, managed properly and delivered on time.

How we work
We coordinate everything – design, trades, suppliers, programme, communication. You deal with one person throughout and don’t have to chase anyone. We’re straightforward about what things cost, realistic about timescales and honest when something needs a conversation before it becomes a problem.
Most of our Suffolk clients come back to us or send others our way. KWL came to us via a recommendation from another local business. Pitkin and Ruddock have worked with us for close to a decade. That’s the measure we work to.
